The design of the competition entry, developed in collaboration with LOCI ZT GmbH, focuses on maximising space efficiency through a compact, functional office grid without a basement.
Reduced supporting structures with columns and beams as well as floor-to-ceiling windows optimise the space. Minimalist floor structures and the absence of suspended ceilings enable clear room heights of 2.80 metres. Serial prefabrication of identical components over eight storeys shortens the construction time and reduces costs. Flexible floor plans and reduced building services ensure easy adaptability. The timber construction with untreated surfaces is joined using reversible connections and can be dismantled. Separable superstructures and natural, sustainable materials guarantee the recyclability of the construction. The modular concept also makes it easy to expand at a later date.
